Buying and Selling Historic Property

HISTORIC DESIGNATIONS 

The City of Elgin has designated four historic districts, one thematic historic district and 22 properties as historic landmarks. To determine if a property is within a locally designated historic district or a historic landmark, search the address on the interactive historic property map.

WHEN SELLING A HISTORIC PROPERTY

Effective February 1, 2024, whenever a designated historic property is sold, the property owner and prospective buyer must sign the designated historic property disclosure form by the time the real estate contract is executed. If the signed disclosure form is not provided with an application for a real estate transfer stamp, the transfer stamp may not be issued. Before Starting Project Work

To help preserve properties that enhance the City's historic and cultural heritage, prior approval must be granted before beginning any work on designated historic properties. Work includes construction, alteration, demolition, maintenance or repair, removal of structure(s) or any other permanent improvement or addition, that affects the exterior architectural appearance of the historic property. This includes, but is not limited to, porches, windows, doors, walls, roofs, chimneys, foundations, fences and accessory structures. View Title 20 of the Elgin Municipal Code for more information.
