Overview
Revitalization of Elgin’s downtown has been a top priority for City officials with more than $250 million funneled into the effort over the last 10 years. The face of Elgin has changed extraordinarily to one that includes fresh facades, urban streetscapes, and period lights, and provides high visibility for retailers and restaurateurs.

Downtown Housing Developments ImpactsThree major downtown housing developments are impacting the demographic face of Elgin.
River Park Place, at South Grove Avenue and Prairie Street, includes 116 upscale town homes along with 66 condominium units located in the heart of downtown. River Park Place has been a wonderful success with average sale prices around $400K and being near soldout!
Additionally,
Fountain Square on the River, 51 South Grove Street, is offering two and three bedroom beautiful residences with views overlooking the Fox River. The project will also include more than 10,000 square-feet of retail space on the first floor serving downtown residents and visitors.
Eventually, anchoring the north end of Center City at Kimball Street, Water Street Place, also along the Fox River, will provide 150 luxury condominiums and lofts with more than 40,000 square-feet of available retail and restaurant space. The $58 million development will also provide eight brownstone homes along Grove Ave. with prices between $450,000 and $480,000.
Additional PropertyThe city will be soliciting for development of a prime 20 acre
riverfront property in the near future. Additionally, many other
East Side / Center City redevelopment opportunities exist throughout the area, along key corridors and within neighborhood shopping districts.
